The area designated for the construction of this housing estate is located in the municipal area of Medlánky in the north-east section of the City of Brno. The basic urban concept for the design of a purely residential housing is to create an open town urban fabric continuing the existing urban fabric in this area and, with its smaller scale, providing a transition to the surrounding landscape. The land in the area is slightly sloping from the north-west to south-east direction and the houses are design to follow this general gradient. The respect for the morphology of the area, the natural environment and bio-corridor, while retaining the relationship with the surrounding landscape, is the main attribute of this urban concept. The design reflects the specific requirements for the dwellings in an attractive natural environment. The urban design proposes 12 separate houses with two pairs of houses joined by a lowered connecting section to retain their character of semi-detached buildings. The buildings are arranged in three groups separated by the access roads. The buildings with varying orientation are set the sloping terrain in relation to the entrances and accesses to the underground parking areas. The houses have four above ground floor levels, one basement level and the attic.
