What can a customer imagine under your offer – complex project services?
Simply put, if you are an investor who does not have an expert in-house team, we will guide you smoothly through the entire planning and permitting process and if you have your own experts, we are able to offer the required services in coordination with the investor’s team. More specifically, our comprehensive project services cover the entire process from initial concept to final completion and commissioning, including cost management, time management and quality assurance. Using modern technologies such as BIM (Building Information Modeling), we can efficiently plan, coordinate and execute projects with high accuracy and transparency. As a result, we are able to prevent potential problems before construction begins.
The range of projects implemented by Obermeyer Helika company in recent times is really varied. Which one was a tough nut to crack and which one has grown more close to your heart and you are proud of?
Indeed, our portfolio covers a wide range of projects, from shopping and office centres, large-scale residential projects, logistics parks and healthcare buildings.
In the field of healthcare construction, we have successfully implemented a number of important projects, among which the Family Care Pavilion at the Pelhřimov Hospital stands out recently. Here we managed to design and implement a new hospital pavilion in passive standard, achieving energy self-sufficiency of the building and meeting all the requirements for a modern medical building. The quality, functionality and timelessness of this project is also evidenced by the Building of the Year 2023 award. Looking back at our achievements in the field of healthcare construction, we cannot forget the reconstruction of the children’s ward at the Motol University Hospital, the Proton Centre project on the grounds of the Bulovka University Hospital, the construction of the Medicentre in Prague’s Waltrovka and the extension of the magnetic resonance imaging facility in Pelhřimov.
In the field of designing business and administrative centres, we can also boast long-term cooperation with major investors. I would like to mention the shopping centres in Prague that we have been working with for a long time. Whether it is Westfield Chodov shopping centre, Palladium multifunctional complex, Quadrio Shopping Station or the iconic Centrum Černý Most
For example, Centrum Černý Most, one of the first and still the most successful shopping centres in the Czech Republic, started cooperation with us in 2012, when we became the general designer. Now the next phase of expansion is underway, building on the previous stages of construction. The current phase will be completed in autumn 2025, which will de facto complete the entire Černý Most Centre
We are delighted to accompany such a successful project from its beginnings to the present day. And it’s not just about business and cultural centres in the capital. I would like to mention our role as the general designer for the expansion of Galerie Šantovka in Olomouc, the Gallery Pardubice – a shopping and social centre, or the Galerie Teplice shopping centre.
What about residential projects?
We are working on several high-end projects with leading residential developers and great architects. The cooperation with CPI on the Kolbenova Park project, the Semerínka project by Crestyl or the new Archa project in Smíchov by J&T is excellent.
You use BIM in your projects. What were the beginnings and what is the current situation?
We started working with the BIM method in 2012, when this technology was still in its infancy. The beginning was challenging, requiring us to invest in training and new software. Today, BIM is an integral part of our projects and allows us to efficiently manage and coordinate all aspects of construction. BIM provides us with detailed digital models that improve communication between teams and increase planning accuracy. The result is higher quality projects and greater client satisfaction.
How does the recently mentioned SUSTAINABILITY incorporate into your projects?
Sustainability is a fundamental pillar of every project. We strive for the smallest possible ecological footprint of the buildings we design, and at the same time for maximum energy efficiency. We achieve this by choosing materials that are environmentally friendly. We also use renewable energy sources and design buildings with an emphasis on their long-term sustainability or design buildings in passive standard, as was the case, for example, with the Pelhřimov Hospital medical project.
We are in a period when many shopping centres are currently modernising and expanding their existing capacities. What are the requirements today in terms of environmental design, energy, security compared to about 10 years ago?
Over the past decade, the requirements for the modernisation of shopping centres have undergone a fundamental change. Today’s trends emphasise sustainable design, characterised by energy efficiency and the use of environmentally friendly materials. Increased security standards require the implementation of advanced technologies for effective monitoring and management. Design must not only be aesthetically appealing, but also functional and flexible to respond to the dynamically changing market needs and customer expectations.
Obermeyer works abroad. How does the synergy between the different offices work?
Our international network of offices allows us to efficiently share knowledge and human resources across borders. Czech designers are actively involved in projects abroad, allowing them to gain valuable experience and improve their skills in working with the latest technologies. They then effectively apply this knowledge to our domestic projects. By collaborating on projects around the world and using best practices and innovations from different markets, we are able to keep up with global design standards.
In the current difficult times in the property market, can you outline your plans for the short term – focus, actions and responses to market needs?
We are currently focusing intensively on strengthening our position in sustainable and technologically advanced projects. We plan to expand our services in the field of digitalization and BIM management to better respond to the dynamic needs of the market. Our strategy is built on flexible and innovative solutions that reflect current trends and requirements for sustainability and efficiency. We actively seek out new opportunities and adapt quickly to changing market conditions to stay at the forefront of the industry. Of course, our employees play a key role in this strategy.
