The multifunctional complex with retail units, office spaces, restaurants, a hotel, a cinema, and a multifunctional hall is under construction on the site of a former distillery, directly opposite Pardubice railway station. Situated on the edge of the city center, the development, together with the train station, forms a key gateway into the city. The building has 9 storeys, including 2 underground levels. The project incorporates sustainable features such as a green façade, rooftop vegetation, and rainwater harvesting for irrigation purposes.The leasable is approximately 50,000 m².

- Pernerka is the largest construction project in Pardubice in decades and one of the three largest above-ground developments currently underway in the Czech Republic.
- The design by architectural studio CHAPMAN TAYLOR features an urban planning concept that naturally connects various layers of the city — functionally, visually, and socially. Pernerka aspires not only to become a major retail destination but also to complement the city’s modern urban development in a thoughtful and sensitive way.
- The team from Obermeyer Helika, led by Jaroslav Němeček, translated the architectural vision into detailed project documentation. The use of 3D modeling in Autodesk Revit allowed for thorough evaluation of both the building’s urban context and its future operation.
- Construction of Pernerka was officially launched in early April 2025 with a ceremonial groundbreaking on the brownfield site opposite to the railway station. Our company was represented at the event by Jaroslav Němeček.
