Project description

The Vivus Kolbenova residential complex, which includes multifunctional buildings and residential houses, was built in close proximity to the Kolbenova metro station on a plot of land with a total area of 3.2 ha in a part of the former ČKD DIZ complex in Prague 9 - Vysočany. OBERMEYER HELIKA is working on the project of 650 flats in buildings C, D, E as a comprehensive contractor providing complete project documentation for building permits, detailed project documentation, including engineering and consulting. The building is designed in BIM.

 

The facades of the buildings are articulated mainly by horizontal elements of loggias and balconies. In the square area, the buildings on the first two floors are designed as glazed light envelopes with commercial uses and services such as grocery, restaurant or bank. Materially, the buildings are based on the character of the industrial past of the site. The design seeks to work with the materials of metal, concrete, glass and facing brick strips and render to a reasonable extent.

 

The flats are in the composition of 1 + KK to 4 + KK and each has a terrace, garden or balcony. The energy efficiency of the buildings was also kept in mind during the design process. They are well insulated and each apartment has forced ventilation with its own heat recovery unit, which also allows for moisture recovery. It's great that this is standard on this project, especially for healthy and comfortable living throughout the year. By using forced ventilation with heat recovery, you can save about 30% of the cost during the heating season.

 

All buildings are designed as corridor apartment buildings with vertical communications from the underground floors to the top floors. Entrances to the buildings are always from the level of the adjacent pavement. The entrances to the underground floors, where parking spaces are located, are solved by the exit from the road and a ramp in the building area.
